This detached luxury villa in Le Trayas with heatable private pool excels by its beautiful location in relation to the Mediterranean Sea. The sea view you enjoy here is very impressive; from both the upstairs terrace, adjacent to the living area of the villa, and from the downstairs terrace (near the swimming pool), you can see the azure tones of the Mediterranean all the way to the horizon. The Esterel Mountains and the Alps are also clearly visible from here. In short, a beautiful setting for a wonderful holiday on the Côte d'Azur near Theoule sur Mer.

Le Trayas is a fairly quiet and picturesque village unlike many other larger and busier coastal resorts on the Mediterranean. The nearest sandy beach, as well as a small supermarket and some local restaurants, can be reached with about 15-20 minutes' walk (or a few minutes' drive, of course). Mandelieu and La Napoule are about a 15-minute drive away with several large restaurants along the coastline. You will also find the larger supermarkets there.

The villa is located within a private domain and consists of 2 floors, with the living area on the top floor. This is also where you will find the lovely balcony terrace - completely covered with an awning - with an 8-seater dining table; an ideal place to have breakfast, lunch or dinner, but you can also enjoy the sun while lying on a sun bed. From this spot you can enjoy splendid sea views!

There is also a terrace downstairs at pool level, connected to the balcony terrace by an external spiral staircase. On the terrace downstairs there are 6 sunbeds ready for you (upstairs on the terrace the other 2) and a 2nd dining table with 6 matching chairs. Both upstairs and downstairs there is a barbecue (1 gas and 1 charcoal). The beautifully shaped heatable swimming pool measures about 9 x 5 m, has a wide entry and an overflow. While swimming, you can enjoy the sea in the background.

At pool level are 3 of the 4 bedrooms, all with ceiling fans and French doors to the terrace. The bedrooms have light tones and sleep 2 people. Each has an en-suite bathroom with both a bathtub and a shower. On the same level you will also find the laundry room, where a washing machine and a tumble dryer are available.

On the upper level, the living room with large sliding doors to the terrace and an open passage to the 6-person dining area. In the sitting area, there are two classic three-seater sofas around the beautifully shaped fireplace and a flat-screen TV, a Playstation and a DVD player at your disposal. It is a very pleasant bright room.

The U-shaped kitchen is well-equipped including a 5-burner gas cooker, a dishwasher, a microwave/oven and a large American fridge with ice-cube function. The master bedroom is also on the upper floor and is air-conditioned. The bedroom offers access to a balcony, has a dressing area and, of course, its own en-suite bathroom. In the bathroom a bathtub, separate shower and a double sink.
